Burst Pipe

Situation Analysis

A pipe burst overnight in the boiler room of this large block of flats. As a result over fifty metres of carpeted corridor, six entrances to residents' flats, the laundry room and gymnasium were flooded.

Objectives

To minimise disruption to the residents, and dry the large area of affected carpet.

Considerations

Health & Safety

A number of residents were elderly. Drying had to be carried out without creating trip or slip hazards.

Implementation

  • A team was despatched and arrived in a little over an hour.
  • A risk assessment was carried out.
  • Top priority was given to the water extraction.
  • The residents' affected flats required sympathetic treatment.
  • All affected carpets were cleaned and sanitised.
  • Several sets of compact, low noise drying equipment were installed throughout the building.

Results

The damage limitation process was completed in one afternoon. The carpets were all successfully dried over the following days.
